New Mauza rate on land registration effective from today

The new Mauza rate is effective across the country for land registration from today. A notification was issued by the Directorate of Registration on Thursday approving the revised Mauza rates for the next two years. According to the revised new Mauza rates, the class-wise value of each land plot has been increased from a minimum of 10 to 50 percent. Again, the price of VT class is higher than the house somewhere. In very few mouzas the previous price remains unchanged. Most of the land in some mouzas has already been acquired by the government.
According to the order signed by outgoing Inspector General Shahidul Alam Jhinuk of the Directorate of Registration, the market price list prepared for 2023 and 2024 will be effective for the next two years from January 1 as per Minimum Market Value Determination Rules-2010 (amended 2012 and 2015). If there is any objection regarding the prepared market value, an application can be made to the Member Secretary of the Market Value Determination Committee of the concerned district/ Inspector General of the Directorate of Registration for reconsideration.
Meanwhile, for example, a comparative picture of revision of land price in some mauzas is shown. In Zoar Sahara mauza under Badda sub-registrar’s area of capital Dhaka, the price per piece of house class land was 26,149 taka, the revised price has been set at 28,480 taka.
In Khilkshetra Thana, Dumani Mauza was earlier Tk 5,099, now Tk 6,120, Patira was Tk 4,380 before, revised price Tk 4,837, Barua was Tk 9,067 before, Tk 9,799 revised and Mastule was Tk 10,343. Rs and currently Rs 33,848. Again VT class land is priced higher than Bari class land in Joar Sahara Mauza.The cost per house class is Tk 28,480 but the price of VT class is Tk 53,438. Similarly, in Mastul Mauza, the price of house class land has been set at 33,848 rupees, but the price of VT class land has been fixed at 47,859 rupees.
The new Mauza rate will be effective from today in 61 districts except three hill districts. The new rate schedule was provided to the sub-registrars from each district registrar’s office yesterday on Saturday weekend. The revised Mauza rate has been fixed on the basis of the lowest average market value of Mauza-based land as per Govt. That is, the land cannot be registered below this value.
